Key takeaways
- There is no IKEA on Cape Cod. IKEA Stoughton is the store: about 49 miles to the Sagamore Bridge, 65 to Hyannis and 110 to Provincetown.
- About 36% of homes in Barnstable County are seasonal, so many Cape kitchens are second homes or rentals. Plan the install for the off-season and around the rental calendar.
- IKEA delivers a kitchen-size order only with in-home delivery and an adult present, so someone has to be at the house on delivery day.
- Installation is priced as anywhere in Massachusetts: $125–$225 per standard cabinet, about $2,500–$4,500 for a 10x10 kitchen.

There is no IKEA on Cape Cod. The store for the whole Cape is IKEA Stoughton, off Route 24, about 49 miles from the Sagamore Bridge, 65 from Hyannis and 110 from Provincetown. Every IKEA kitchen on the Cape is planned at a distance, delivered over the bridges and installed by a crew that can't run back to the store at lunchtime.
The other thing that sets the Cape apart is who owns the kitchen. About 36% of the housing in Barnstable County is seasonal, according to the state's Cape Cod housing snapshot, so a large share of Cape kitchens belong to second homes and summer rentals. The owner often isn't there, the house may sit closed all winter, and the renovation has to finish before the first guests arrive. This guide covers the distances, delivery, timing, cost and permits for an IKEA kitchen anywhere from Bourne to Provincetown.
How far each part of the Cape is from IKEA
Approximate driving miles from IKEA Stoughton, by the fastest route outside peak traffic.
| Part of the Cape | Town | From IKEA Stoughton |
|---|---|---|
| Upper Cape | Bourne (Sagamore Bridge) | about 49 miles |
| Upper Cape | Falmouth | about 59 miles |
| Mid Cape | Hyannis (Barnstable) | about 65 miles |
| Lower Cape | Chatham | about 82 miles |
| Lower Cape | Orleans | about 83 miles |
| Outer Cape | Provincetown | about 110 miles |
From the Lower and Outer Cape, a trip to Stoughton for a forgotten hinge pack is a round trip of three hours or more, longer on a summer Friday at the bridges. That is why two steps matter more here than anywhere else we work: a careful plan review before ordering, and a full count of every carton on the first morning, so anything missing goes back to IKEA in a single report.
Getting a whole kitchen delivered to the Cape
IKEA does the delivery. A few rules decide how the day goes.
- In-home delivery only. At the time of writing, IKEA orders over 500 lb, which includes almost every kitchen, qualify only for its in-home options. Those bring everything into one room you choose, and an adult has to be there to receive it.
- Somebody has to be home. In a second home that means the owner, a family member or a property manager on site for the delivery window. Book it first; we set our start date after it.
- Driveways and lanes. Shell and gravel drives, narrow lanes and steep approaches are common. If a box truck can't reach the door, tell IKEA when you book.
- A dry staging room. A 20-cabinet order fills a good part of a living room. Keep the cartons flat, dry and inside, not in a damp garage or an unheated porch.
Our IKEA delivery guide covers delivery tiers in more detail.

Timing: second homes, rentals and the off-season
The off-season is the time to do it. From fall through spring the house is usually empty, nobody is fighting beach traffic at the bridges, and a week without a kitchen inconveniences nobody. Spring fills up fast with owners trying to finish before Memorial Day, so book early if that is your deadline.
Work back from the first booking. For a rental, count backward from the first guest:
- removal of the old kitchen: about a day
- cabinet installation: one to two days for a galley, three to four for a typical L or U, five to seven for a large kitchen with an island
- countertops: laminate and butcher block are cut on site the same week; quartz and granite are templated after the cabinets are set and take one to two weeks to fabricate
- backsplash and appliance hookups: a few days after the countertop
With a stone countertop, that is roughly three weeks of work from removal to a finished kitchen. Leave another week or two of slack for an IKEA delivery date that moves or a damaged part that has to be reordered.
You don't have to be there for the price. Most jobs are priced without a site visit, from the IKEA Kitchen Planner PDF, the item list and a few photos of the room, the doorway and the driveway. Our rental property guide covers door choices that hold up to guests.
Closed-up winters. Particleboard cabinet boxes and MDF fronts don't like damp. If the house sits shut through the winter, keep some heat and a dehumidifier running, and let the cartons sit in the conditioned house for a few days before installation. The New England weather guide explains acclimation.

White pantry wall around a laundry nook
Tall white shaker cabinets built around a washer hookup, with a bridging cabinet above. Laundry in or beside the kitchen is common in Cape cottages, and IKEA's tall units can close it in.
Cape houses and what they mean for the install
Capes and cottages. Low ceilings, small footprints and walls that are rarely straight. Low ceilings change which wall cabinet heights fit; crooked walls mean more scribing of fillers and cover panels. Our design guide for Cape-style and colonial houses covers layouts, door styles and crown molding for these rooms.
1970s and '80s houses. The Cape's building boom left a lot of ranches and contemporaries with drywall and simpler framing. These install quickly and price toward the lower end of the range.
Condos and townhouse associations. Association rules, a certificate of insurance and set working hours. Send the rules with your plan and they go into the schedule.
Kitchens by the water. Salt air is hard on anything metal left damp, and summer humidity is hard on wood tops. Oil or seal butcher block on all sides before it goes down, and keep the house ventilated.
What an IKEA kitchen costs on the Cape
Installation is priced per cabinet from your IKEA item list, the same as anywhere in Massachusetts.
| Line | Typical 2026 price |
|---|---|
| Standard base or wall cabinet, assembled and installed | $125–$225 each |
| Tall pantry or oven unit | add $75–$150 each |
| Corner unit | add $100–$200 each |
| Island or peninsula | add $300–$1,200 |
| Removing the old kitchen, haul-away included | $500–$1,500 |
| Countertop templating and installation (material extra) | $500–$1,000 |
| Appliance installation (hookups by licensed trades) | $150–$400 each |
| Tile backsplash installation (tile extra) | $600–$1,800 |
A 10x10 kitchen of about 20 cabinets costs about $2,500–$4,500 to install. All-in, with IKEA cabinets, a countertop and installation, a 10x10 kitchen comes to roughly $7,000–$10,000 for a value build, $11,000–$16,000 for a mid-range build with quartz and $17,000–$24,000 for a premium build, before appliances. The drive is part of the schedule; if it adds cost, it appears as its own line on the quote rather than inside the cabinet price. The cost calculator gives a first number for your layout.

Permits and paperwork on the Cape
Fifteen towns, fifteen building departments. Barnstable County has fifteen towns, from Bourne and Sandwich to Truro and Provincetown, and each runs its own building department. Replacing cabinets where the old ones stood is generally treated as finish work, but ask your town before demolition, especially if a wall, window or sink moves.
Licensed trades. Plumbing, gas and electrical work is done by Massachusetts-licensed trades who pull their own permits. Structural work needs a building permit and a licensed construction supervisor.
Lead paint. Plenty of Cape cottages predate 1978. Massachusetts requires renovation that disturbs paint in those houses to be done by a licensed lead-safe renovation contractor, which adds containment and cleanup to the removal line.
Historic districts. The Old King's Highway Regional Historic District along the north side of the Cape, and local historic commissions in other towns, review exterior changes. The cabinets inside aren't their concern, but a new window over the sink or a range hood vented through an exterior wall may be. Settle the duct route before ordering.
Contractor registration. Massachusetts registers home improvement contractors through the Office of Consumer Affairs and Business Regulation. Our guide to verifying an installer shows the lookup, and the permit guide covers the rest.

Frequently asked questions
No. The nearest IKEA for the whole Cape is IKEA Stoughton, off Route 24: about 49 miles from the Sagamore Bridge, 59 from Falmouth, 65 from Hyannis, 82 from Chatham and 110 from Provincetown.
Yes. At the time of writing, kitchen-size orders over 500 lb qualify only for IKEA's in-home delivery options, which bring everything into one room you choose. An adult has to be there to receive it, so for a second home plan on the owner, a family member or a property manager being on site.
Fall through spring, when the house is usually empty and the bridges are quiet. For a rental, work back from the first booking: a stone-countertop kitchen takes roughly three weeks from removal to finished, and it is wise to leave another week or two for delivery changes or replacement parts.
Not every day. Someone has to receive IKEA's delivery, and the crew needs a way in and a person who can answer questions by phone. Most Cape jobs are priced from the IKEA plan, the item list and photos, without a site visit.
Installation is $125–$225 per standard cabinet, about $2,500–$4,500 for a 10x10 kitchen of roughly 20 cabinets. Tall units add $75–$150 each, corner units $100–$200 and an island $300–$1,200. All-in, a mid-range 10x10 IKEA kitchen with quartz usually costs $11,000–$16,000 before appliances.
Replacing cabinets in the same layout is generally treated as finish work, but each of the fifteen Cape towns has its own building department, so ask before demolition. Plumbing, gas and electrical work need permits pulled by Massachusetts-licensed trades, and exterior changes in historic districts can need commission review.
